How to Seal Rodent Gaps and Keep Mice Out

A mouse can get through a gap around 6mm wide - roughly the width of a pencil. Rats need more room, but will still exploit damaged air bricks, gaps beneath doors and poorly sealed pipework. Knowing how to seal rodent gaps properly can stop a small concern becoming a recurring infestation, but the material and timing matter as much as finding the hole.

Sealing an entrance while rodents are still active indoors can leave them trapped in wall voids, kitchens, lofts or suspended floors. They may then chew for a new route out, often causing more damage. Start with a careful inspection, deal with active activity where needed, then proof the property with materials rodents cannot easily gnaw through.

Find the gaps rodents are actually using

Rodent proofing works best when it follows the evidence. Walk slowly around the outside of the building in daylight, paying particular attention to the lower 1.5 metres of walls, where services enter the property and where extensions meet older brickwork. Mice often travel tight to walls and use sheltered routes behind bins, stored items, vegetation and drainpipes.

Look for fresh droppings, greasy rub marks, disturbed soil, chewed plastic, shredded insulation or small tracks in dusty areas. A gap may look insignificant from outside but lead directly into a cavity, beneath kitchen units or into a loft. Indoors, check under sinks, behind appliances, around boiler pipes, airing cupboards, utility rooms and the edges of flooring.

Common access points include:

  • Gaps around gas, water, electrical and broadband pipes

  • Broken or unprotected air bricks and vents

  • Cracks in brickwork, mortar, render and external cladding

  • Damaged soffits, fascia boards, roofline joins and loft vents

  • Gaps beneath external doors, garage doors and sheds

  • Open drain connections, damaged gullies and redundant pipe holes

Do not overlook adjoining structures. A mouse entering a shed, garage or lean-to may be only one unsealed cable opening away from the main building. How to seal rodent gaps with the right material

The best choice depends on the size, location and purpose of the opening. Expanding foam alone is not rodent proof. It is useful for insulating and filling voids, but mice and rats can chew through it quickly. The same applies to ordinary silicone used as the only barrier.

For small gaps around pipes and cables, pack the space firmly with stainless-steel wire wool or copper mesh, then finish the surface with an exterior-grade sealant, mortar or a suitable repair compound. The metal creates a barrier rodents struggle to chew, while the outer finish holds it in place and helps keep out draughts and moisture.

For larger holes in masonry, use cement mortar, a rodent-resistant repair compound or a patch secured with galvanised welded mesh. The mesh should be strong, fixed firmly beyond the damaged edge and covered or finished neatly where appropriate. Thin chicken wire is usually a poor choice because it can be bent or chewed through.

Air bricks and ventilation openings need special care. Never block a vent completely just to stop rodents. Restricting ventilation can create condensation, damp and mould problems. Instead, fit purpose-made rodent mesh over the opening, ensuring the mesh is secure, corrosion-resistant and does not reduce airflow excessively. A mesh aperture of around 6mm is generally suitable for excluding mice.

At doors, fit a durable brush strip or metal-backed door sweep where there is a clear gap at the threshold. Check that it still allows the door to open and close correctly. For garage doors, purpose-made rodent seals are often more effective than soft rubber strips, which can be damaged over time.

Treat active rodents before closing every route

This is the part many householders understandably get wrong. If you have heard scratching at night, found recent droppings, seen a rodent or noticed fresh gnawing, do not simply seal every gap that day. First establish whether the entry point is being used and whether there are other exits.

A professional inspection can identify activity routes, harbourage areas and likely access points. Treatment may be required before final proofing, particularly where rats are using drains or mice are established in wall cavities. The approach should protect children, pets and non-target wildlife, with any baiting or trapping carried out safely and only where it is appropriate.

In some cases, a technician may temporarily leave a monitored one-way exit or wait until activity has stopped before closing a route permanently. It depends on the layout of the building, the species involved and the extent of the infestation. Effective proofing is not about filling every crack blindly. It is about preventing re-entry without creating a worse problem inside.

Check roofs, drains and hidden voids

Ground-level gaps get most attention, but rats and squirrels can access a property at roof level. Check for slipped tiles, gaps at eaves, broken soffits, loose flashing, damaged roof vents and overhanging branches that create an easy bridge. Do not attempt high-level repairs without the right access equipment and experience. A fall from a ladder is a far greater risk than a small gap.

Drains are another common route, especially for rats. Signs such as recurring activity near toilets, soil pipes, manholes or external gullies may point to a drainage defect rather than a hole in the wall. Sealing visible gaps will not resolve the problem if rodents are entering through a broken drain. A drain survey or specialist pest inspection may be needed to confirm the route.

Inside lofts and under floors, avoid disturbing droppings with a dry brush or vacuum. Rodent waste can contaminate surfaces and create hygiene concerns. Wear gloves, ventilate the area and clean carefully with appropriate disinfectant. If contamination is widespread, or insulation has been heavily fouled, arrange professional help before carrying out repairs.

Make proofing last

A well-sealed gap can fail if the area around it is still attractive to rodents. Keep bins closed, clear fallen bird food, store pet food in sealed containers and avoid leaving food waste accessible overnight. Tidy dense vegetation away from walls where practical, and raise stored materials off the ground so rodents have fewer sheltered runs and nesting sites.

Check proofing after severe weather, building work or utility repairs. Mortar can crack, sealant can shrink and a contractor may create a new service opening without realising it needs rodent protection. A quick seasonal inspection around pipework, vents, doors and the roofline is usually enough to spot small defects before they become an access route.

For landlords, property managers and food premises, record what was found, what was sealed and when it was checked. This creates a clearer maintenance trail and helps identify patterns across flats, shared bin areas, storage rooms or neighbouring units.
